Following the recent public consultation on the proposed development of the land at Lancaster Avenue and Biggar Road, the information below was provided.
Proposals from the developers GS Brown Construction are as follows:
- It would help bring new investment and jobs to Chapelhall.
- Each unit could provide between 2-30 full and part-time jobs.
- There will be local supply chain benefits as the national brand outlets will look locally first.
- Whilst no building design or shapes are known at this early “in principle” application, they will be guided by both the brand outlets and the planning authority at any further application stage.
- Access into the park will be easy for walkers and cyclists living nearby and elsewhere within the village.
- There will be structural boundary planting to both screen and reduce any noise and to improve the visual appearance of this vacant site.
- Improved ground conditions and drainage.
- Lighting in and around the park.
- Greenspace and footpath connections to link the existing built environment.
- Possible public transport improvements such as extra bus stops.
- The proximity of the site to the motorway could be a positive, bringing people into the village. Local routes on foot/bike and by bus will enable “linked trips” for local people.
The bottom graphic gives a more detailed breakdown of the proposed usage of the site.
The developers are also in the process of monitoring traffic levels and speed around the proposed development area.
The next step will be for the application to be submitted to North Lanarkshire Council in early 2018. With the developers looking for permission in principle to be granted in the summer of 2018, with the construction and use of the buildings in 2019.
The developer is unlikely to have specific details of buildings, brands or opening times of the outlets until further or future planning applications are approved.
There are also options for a phase 2 development as outlined below.
The developers are looking for your input before taking the plan forward for consideration by North Lanarkshire Council.
